In my local area ive never seen as many houses for sale, many of them on for 6 months+ and reduced multiple times.

Before moving in, you may want to check the reviews on the Google Maps. In a nutshell: while the amenities and staff are great, the management issues are a significant drawback.
Oh my gosh, 100%!!! They can totally make or break your desire to live there and if you choose to live there, your desire to stay long-term.
New builds are absolute trash. These people should be utterly ashamed of themselves.
Land bank's are usually farm's that will be built on instead of used for food supply.

Totally agree. Its the classic money/class divide. Ill also add its the houses they build. We dont need massive amounts of mansions or 4-5 bed houses. we need single houses ,flats ,2 bed houses. People arent getting married and the decline in people having 3-4 children. There are more singles than ever. If there is ever a single available theres hundreds aplying for it
You're right. We need places for singles, older people looking to downsize. They're not being built.

We sold our inherited home in old Portsmouth for £500,000 7 years ago. It was in very good order but not touched for 30 years although pretty modern for its time. An identical house in the same order and with the same same size garden is up for sale today for £520,000 in old Portsmouth. 100% proof that house prices are the same as 7 years ago and the ONS and Land registry are cooking the books on house prices. In industry that would be called fraud but this is the government doing this and it is a disgrace.

Forcing landlords to use agents is a ridiculous idea. You should never tar everyone with the same brush.. you need to go after the bad guys and leave the good guys alone. There are probably just as many rogue agents as rogue landlords having an accreditation can mean nothing. At least the landlords have made an investment as opposed to agents who just collect money and take no responsibility if things go terribly wrong, and I'm shocked that you have had nothing negative to say about local authority housing who seem to be completely unregulated. I think your colleague picked up that you had gone too far and tried to be a calming influence.

I thought the Edinburgh commentary was pretty balanced here actually. It’s a beautiful city and very popular, as a result I’ve found most agents are unrealistically optimistic about the property market relative to the current economic environment we are in. Rents increased a lot after the mini-budget, it was just a step change across the market from what I could see. We rented a flat for £1250 in august 2022 and a few months later the same flat next door was £1600. This is understandable, but the issue is that landlords are being encouraged to price their rent to “the market rate” regardless of whether they have a mortgage, or a desire to charge that much. We recently moved flat and saw that many flats had been advertised initially and then dropped the price, often by 100-250 a month. For reference, this was in and around Stockbridge, Comely Bank and new town which are some of the most desirables areas in the city. The flat we are renting now was actually dropped by £100pcm to £1600 before we signed the lease and it’s 1100sqft in Stockbridge/New town…again, very desirable property. The reality is, renters have a limit to how much they can pay because they are income restricted…more so than London. What I’ve seen as a result of this is that there is very little logic as to why properties are costing as much as they are. Landlords, or agents, typically ask for as much as they possibly can for their properties and then reduce the price of it doesn’t rent quickly. The vast majority of all 2 bed flats in the city rent for 1100-1750 regardless of where they are, what the sqft size is or how nicely decorated/furnished they are. A typical mortgage on our flat would be far more than our rent but I see flats all the time, and know others paying similar money to us for flats worth £250k, so in that case the rent:ratio doesn’t make much sense. HMOs in the city are genuinely disgraceful as well, the council need to evaluate what value the HMO is delivering FOR TENANTS because the standard of HMO property is so poor now that it just appears to be extortion. Sales prices where we live seem to be down quite a lot based on sold prices although the listing prices and home reports appear to remain stubbornly high. We have offered on several properties, been rejected and the flat has sat on the market for months or even sold for less than we offered.

Buy a home as soon as your married before you have kids... don't buy near were you work as you'll change jobs and careers , buy were you want to live and don't worry about being slightly over your budget when the perfect home comes along...the thing is if the interest rate increases you can get a second job or cut back on expenses.. buying a home to stop paying rent is the best investment you'll ever make and will change your life for the better...rent is DEAD MONEY YOU'LL NEVER SEE AGAIN!!!.❤️🙏🇬🇧

Landlords are greedy. They often say im investing for my pension. No,you are not investing in your pension, the tenant is investing in your pension. Go and use your own money,to pay into a pension, like most people do. Renters are often paying more a month than a mortgage would be,(if renter's could get a mortgage).Often the tenant is paying so much rent,it covers the whole mortgage and repairs for the landlord. Loads of Landlords have paid the mortgage in their rental property, and still charge enormous rents. Greedy Greedy Greedy.

The BS guff in the press is so damaging to people, for example reporters recent echoing of Right Moves Asking Price index guff. There has been a Mexican stand off between vendors and buyers for the last 18 months the housing market is stuck. Vendors expectations are inflated by the agents over valuations (to get listings) and affordability is stoping buyers (interest rates and cost of living crisis). Housing prices, unlike the stock market, do not crash they are however, currently sliding. Just look at the amount of new listings and price reductions each day. We are long overdue for a correction in house prices which has been delayed by government’s policies, quantitative easing, and artificially low interest rates. The sooner we stop kicking the can down the road the sooner people will be able to afford houses and get on with their life.

Appreciate the question being raised at 5:10, Nathan and Phil, appreciate the insights! A 25% cancellation rate is a terrible record and a waste of everyone's time and fingernails! In our case, the solicitors on the buyers side were only getting back to ours after about 6 weeks, per question! So we had to pull the pin and re-rent out home. The purchaser was naturally devastated but our time frame of 3 months to exchange was never going to be met. Businesses can be bought and sold is less time! In my view, solicitors are winning, surveyors are winning, search organisations are winning. They now get to charge for incomplete work, and charge again!

The asking price indices need to reflect price reductions, not only newly listed properties. Of course, talking up the market by cherry picking the data serves only for agents to secure instructions. The longer term impact of overpricing is the slowdown in sales due to difficulties servicing the new normal monthly payments with interest rates back to their longer term average

Mps have been changing the country's dynamics by opening up boarders fully open , had 2.1 million in just 2 years !! I'd love to see prices fall for a healthy market but there's to much money involved now so is corrupt and supply and demand will win

Wonder if people are worried about future punative green taxes based on energy efficiency? I'm rejecting properties that are below a C because I don't trust our politicians not to become zealot like when taxing.
All the headlines are suggesting 'asking prices rising'. Are estate agents deliberately trying to force prices up? We're in rented and house hunting at present. There is very little selling at the price tag we're looking at. Some properties have been marketed for over a year despite being reduced. I suspect the greedy agents are asking more but sellers are having to sell at lower prices than advertised. Many people don't have the disposable income they had before lockdown damage.
Agents and Goverment vote chasing is definately the problem and the market is very ill, even though they let on 2.1 million people in last 2 year's

Me too - it is a global outlier. No other country has the system we do, with the lack of commitment and the horsing around... inefficient, costly and painful for all concerned.
